Robbinsville is young by New Jersey standards. It was still called Washington Township until 2007, and most of its neighborhoods, from Foxmoor's late-80s townhomes and colonials to the Town Center blocks around the lakes, went up on former farmland over the last few decades. New neighborhoods come with new-house problems: backfill that settled along the foundation, builder grading that was fine at closing and wrong two years later, downspouts dumping into low spots.

In Foxmoor and the township's other established communities, the trees and fences have matured but the original builder grading often hasn't aged as well.

On former farmland, settling is the recurring theme. Soil disturbed during construction compacts unevenly over the first several years, which is why yards develop hollows, patios tilt, and water finds the foundation. We regrade with compacted, structural fill where it matters, not just a cosmetic skim of topsoil.
